Emmons Realty creates and manages your listing on all well-known rental platforms in addition to our own highly trafficked company website. We focus on excellent professional photography, refining property descriptions, and pricing to appeal to guests, ultimately boosting your booking revenue.

2 | BOOKING MANAGEMENT
We handle all guest inquiries, booking confirmations, and cancellations. This includes managing calendars, ensuring pricing is up-to-date, and optimizing occupancy rates. In 11 years, we have only ever had 1 double booking.

3 | GUEST COMMUNICATION
Emmons Realty serves as the primary point of contact for guests throughout their stay, providing customized Digital Welcome Books and answering questions as needed. Our local, 24-hour on-call support plays no small part in earning us our industry-leading reviews.

4 | CHECK-IN & CHECK-OUT SERVICES
We coordinate key exchanges or smart lock access and provide detailed instructions for guests on property usage and house rules.

5 | HOUSEKEEPING
Every home is professionally cleaned, upon departure,  by an incredible group of housekeepers that have been with us since 2014. No matter how tall the order, they get the job done. We are incredibly lucky to have them and couldn’t imagine the business without them.

6 | PROPERTY INSPECTIONS
Each home undergoes our 100+ question property inspection before every single guest’s arrival. The inspection is digital and kept forever. This includes a picture taken of each room during the inspection. This allows us to pinpoint exactly when any damage occurred and look back in time at any normal wear and tear. Inspectors report any and every issue they find, ensuring your home is well-maintained.

7 | DAMAGE WAIVER
Emmons Realty facilitates an accidental damage waiver of up to $1000 on every reservation at no cost to the property owner. Details will be provided in our consultation, but it’s a game changer.

8 | MAINTENANCE
Emmons Realty Coordinates regular maintenance and repairs to keep the property in optimal condition. We keep in close communication with our owners concerning any decisions they would like to make for themselves. (To fix an old dishwasher or buy a new one, etc)

9 | LINEN & AMENITY SERVICES
Our linen service is free. We provide fresh linens, and towels for every stay, guest and owner alike. We provide high-quality soaps, shampoos, toilet paper, and paper towels, as well as any other necessary amenities. (Pack n Play, highchair, etc.)

10 | FINANCIAL MANAGEMENT
Emmons Realty collects all rental income, manages deposits, and handles all state and local sales/lodging taxes, fees, and licensing related to the property.

11 | LOCAL EXPERTISE & RECOMMENDATIONS
Because everyone in our offices is a local, advice on everything from the right restaurant choice to a birthday dolphin tour just feels more personal. We develop a relationship with our customers. 12 | EMERGENCY & AFTER-HOURS SUPPORT
24/7 assistance for guests and homeowners is always available in case of emergencies or urgent issues.

13 | GUEST SCREENING
All renters must be over the age of 25 and act in a responsible and respectful manner at all times or they are asked to leave without a refund. They also find their names on our short “Blacklist.” However, due to our price point, guest disturbances are almost unheard of.

14 | PROPERTY IMPROVEMENTS
Glendon and Carla Emmons know where to put the money. It’s in the pool. But seriously, we advise on everything from the right number of TVs to how many beds are too many beds. We know what to remodel and what to call “beach cottage charm.” Some small changes can greatly increase rental income and guest satisfaction.
